A five-storey multi-family residential building with a basement, designed for a developer in the Zheleznik district. The building permit was issued in 2023 and the building is under construction.
The ground floor holds the entrance, 16 garages for 17 cars and a shared room. Two of the garages meet the requirements for an accessible environment. The slab above the garages is waterproofed and covered with a layer of soil, so the yard above them is planted with ornamental species.
Floors two to five have four dwellings each, connected by a lift and a staircase. In all there are 16 dwellings, 12 three-room and 4 two-room, for 56 occupants, with 18 storage cellars in the basement.
Changes during construction
In 2026, at the client's request, two of the garages were converted into a self-contained office with its own entrance, and a stair to the back yard was added within the volume of another garage. The change was carried out under Art. 154 of the Spatial Development Act (ЗУТ) as an amendment to the approved technical design.
